Continental Property Management is proud of its commitment to providing
property owners management that is ethical, highly trained, and effective.
Being an Accredited Management Organization® is the way that Continental
Property Management demonstrates this commitment. The company also encourages
its staff to become Certified Property Managers® and Accredited Residential
Managers® . Each of these accreditations, summarized below, is offered
by IREM, the Institute of Real Estate Management.
Accredited Management Organization
To become an Accredited Management Organization®, the applying company
must
- Have
a Certified Property Manager® for the chief executive who actively manages the company, adheres to the IREM code
of ethics, and completes additional training in the following topic areas:
- Business
Development Strategies for Real Estate Management Companies
- Using
Client Expectations to Improve the Real Estate Management Business
- Developing
Human Resource Strategies for Real Estate Managers
- Leadership
for Today's Real Estate Managers
- Risk
Management: Protecting People, Property, and Profits
- Avoiding
Surprises: Trends in Regulation and Legislation
- Demonstrate
business stability with minimal name and ownership changes
- Retain
appropriate fidelity bonds covering all management employees, officers,
and owners
- Retain
appropriate depositor's forgery and alterations insurance
Additionally,
IREM conducts an independent credit check of the applying organization,
and checks the forms the firm uses in connection with management, including
a sample income and expense statement to property owners.

Certified
Property Manager®
The successful
Certified Property Manager Candidate must
- Have
a high school diploma
- Have
at least twelve months of qualifying real estate management experience,
according to IREM's definition.
- Hold
either a real estate license and provide a copy or explain why you
are not required to have one.
- Subscribe
to the Code of Professional Ethics of the CERTIFIED PROPERTY MANAGER®
- Receive
approval from the local IREM chapter, which will confirm the information
provided on your application during a personal interview.
To become
a Certified Property Manager® the Candidate must
- Remain
a candidate for at least one year, but not more than 10 years.
- Complete
training in the following topic areas.
- Maintenance
and operations
- Human
resource management
- Marketing
and leasing
- Financial
operations
- Asset
management
- Legal
and risk management
- Pass
a certification test on the training program
- Demonstrate
competence in completing a management plan
- Attend
and pass the IREM ethics class
- Have
the equivalent of 5 years of qualifying real estate experience. This
experience can include college coursework, but it emphasizes managing
property or assets with minimum size definitions

Accredited
Residential Manager®
To receive
accreditation as a Residential Manager®, the applicant must
- Have
a high school diploma or its equivalent.
- Complete
training in the following areas:
- Maintenance
and operations
- Human
resource management
- Marketing
and leasing
- Financial
operations
- Legal
and risk management Ethics
- Be approved
by your local IREM chapter, which will confirm the information provided
on your application during a personal interview.
- Complete
12-24 months of qualified experience
- Abide
by IREM's Code of Ethics
